Perform daily leasing duties, interfacing with all tenants, vendors, and other personnel to professionally lease and maintain company retail outlet properties. Identify prospects and lease space in new and existing space, as well as in spaces under development. Maximize revenues while improving or maintaining tenant retention and satisfaction. Support company strategies and procedures in the continuing development of retail outlet properties. Assist management in site selection and development and market research on existing properties and new acquisitions.
Principal Duties and Responsibilities * Maximize a property’s current rent revenues and protecting the potential of future rent revenues by insuring proper tenant mixtures during the leasing process. * Assist in the determination and support of company strategies and procedures in the continuing development of retail outlet properties. Contribute information in operation meetings and discussions that leads to the improvement and success of objectives. * Research and supply demographic information, market competition for appropriate radius. Review and provide feedback on property site plans, elevations, parking availability and building amenities. * Maintain and develop relationships w/prospective outlet tenants and with existing tenants. Initiate and maintain excellent tenant relations. * Respond to prospective inquiries by phone or in person for perspective tenants. Conduct tours of the properties for perspective tenants. * Draft letters of intent. Aid in preparing leasing documents. Assist in negotiation of lease transactions by working closely with development and legal teams. Monitor all lease deals through store opening. * Approve and submit deal approval requests. * Ensure that occupied and unoccupied inventory of real estate is maintained in a current and presentable manner. * Ensure the delivery conditions of each retailer are met. Coordinate new development and tenant improvement work with departments throughout the company, including construction management and property management. * Establish and maintain relationships with third-party brokerage community. * Monitor each property’s future lease expirations and facilitate lease renewals. Monitor and report market conditions. * Coordinate the preparation of marketing plans and marketing/leasing materials and packages. Assist designated staff member or independent contractor with review and recommendation of marketing and advertising strategies. * Weekly leasing status reports. * Maintain a thorough knowledge of lease provisions and property’s lease mandated co-tenancy requirements. * Suggest rental rate pricing strategies and/or recommend rental rate pricing changes for properties in efforts to optimize returns. * Ensure information obtained remains confidential, to include, but not limited to, tenant financial information, lease terms, etc. * Develop and maintain strategic occupancy rates as determined/assigned by the Executive Committee. * Develop and maintain a thorough knowledge of tenant requirements and site availability, provide recommendations to, and assist, the Executive Committee in determining site selection and development.
Preferred Qualifications * 10+ years hands-on retail leasing experience with specialization in outlet leasing. * Existing knowledge of and relationships with outlet retailers. * College degree preferred * Proficiency in Microsoft Office.
Position Location: Senior VP may work remotely; however the candidate must be able to travel frequently to the company’s offices in Kansas City and St. Thomas, VI, as well as tour the projects and attend retailer meetings.
